PropertyShark’s newest study looked at who’s buying homes in NYC in 2025 and how they’re doing it. Analyzing residential transactions from the first five months of the year, the study also tracked whether buyers were local or came in from outside the five boroughs.

While 87% of NYC homes were picked up by locals, 4% of sales were signed by in-state buyers outside the five boroughs, with Long Island one of the largest in-state sources of demand. In fact, 423 Long Island residents bought NYC homes, 318 coming from Nassau County and 105 from Suffolk County.

Here are the highlights:

Great Neck was the top in-state origin for NYC homebuyers , with 57 residents purchasing homes in the city — more than any other municipality outside the five boroughs.
