A North Nashville modernist apartment building with units featuring a few contemporary country music decor elements has been listed for sale at $3.4 million.

Located in Buena Vista at 1044- 1046 Jefferson St. , the 1957 structure offers 14 short-term furnished rental units and underwent a renovation earlier this year. The building is called District 14 Flats and is fully occupied, with rents ranging from approximately $2 to $2.50 per foot.

An LLC that includes local real estate investor and developer Ryan Hooper (a partner with Creative Development Partners) and investor Brad Bars owns the property, having paid $2 million for it in May 2024 (read here ), according to Metro records.
