OCEAN CITY, N.J. (WPVI) -- The Ocean City boardwalk could look very different in the future, as townhomes may replace the site of the iconic Gillian's Wonderland Pier.
Developer Eustace Mita, who owns the shuttered amusement park property, is weighing two offers for residential development. One of those is a $25 million written offer from Philip Norcross, the brother of Democratic power broker George Norcross.

Mita says there's also a pending offer from Ryan Homes.
Mita had previously planned to redevelop the site into a luxury hotel, but that proposal was voted down by the Ocean City Council in August. In a 6-1 vote, council members rejected a resolution that would have designated the property
