Rents are higher than a year ago in every regional Victorian local government area except one, with demand still outstripping limited supply.
Swan Hill recorded the largest annual rise in asking rents of any regional Victorian area, climbing 23.5 per cent in the year to September to a median of $500 a week, according to the latest Domain Rent Report .
Other areas with strong growth were also located far from Melbourne, including Indigo (up 13.6 per cent), the Alpine shire (up 13 per cent), Moyne and Wodonga (both 11.1 per cent higher).
By contrast, popular commuter-belt towns recorded much smaller rises. Greater Geelong rents were up 2 per cent, Ballarat 2.4 per cent higher, while Macedon Ranges recorded no growth in the past year.
