East Maitland could undergo one of the biggest land zoning changes the city has seen in recent years, making space for more than 6500 new residents by 2045.

The East Maitland Catalyst Area, which stretches from Victoria Street Railway Station in the north to Metford Railway Station in the south and south-west to Ashtonfield and Green Hills, has been identified as a major hotspot for future growth.

With transport corridors, employment opportunities, health facilities and schools already in place, it's predicted that the area will have an extra 3000 new homes in the next 20 years.

Councillors unanimously endorsed the East Maitland Catalyst Area (EMCA) structure plan at a meeting on Tuesday night.

The plan will now act as a guide for the suburb's growth over the next two decades.
