Phillipsburg Town Council has approved an amendment to allow residential uses in its highway business zone along Route 22.

The amendment, passed on Oct. 22, creates new conditional uses in the B-2 Business zone that permits multi-family dwellings with ground-floor residential units as well as single-family homes on certain existing properties.

Under the new regulations, multi-family housing will be permitted on existing lots smaller than .25 acres (10,890 square feet) that have frontage along Route 22.

These properties must provide off-street parking for each unit, according to New Jersey residential site improvement standards, and cannot have driveway access directly from Route 22.

Similarly, single-family homes will be allowed on existing lots
