While India’s top cities saw a 26% rise in new office space supply during the July–September quarter of 2025, Bengaluru and Hyderabad showed a contrasting trend.
Bengaluru, the country’s largest office market, witnessed a 6% decline in new office space, totaling 3.4 million sq ft. Hyderabad faced a sharper fall of 51%, with supply dropping to 2 million sq ft.
These declines suggest that developers in both cities may have slowed new launches due to market saturation or ongoing project delays.
In contrast, other major cities such as Pune, Delhi-NCR, Chennai and Mumbai reported strong growth in fresh office supply, showing a clear regional shift in commercial development.
Pune led the surge with a 164% jump, while Chennai and Delhi-NCR also saw impressive expansions.
