HAMPSTEAD, N.H. —
With home prices still high and competition fierce, the Trump administration is exploring the idea of a 50-year mortgage as part of a broader effort to make homeownership more affordable.
Mortgage rates remain in the mid-6% range. First-time buyers now make up just 21% of the housing market, a record low, while the median age for a first-time homeowner has climbed to 40.
The U.S. director of federal housing wrote on X over the weekend that officials are focused on making homeownership more attainable for young Americans, saying, "We are laser focused on ensuring the American Dream for young people. A 50-year mortgage is simply one weapon in a wide arsenal of solutions."
Mortgage lenders say the concept could help more first-time buyers qualify by stretching out paymen
