Cheshire East has refused outline permission for up to nine homes on the outskirts of Alderley Edge arguing the site is green belt land and does not meet the criteria for grey belt.
Henderson Homes wants to build the properties, together with access, on a 0.46 hectare parcel of land adjacent to Jenny Heyes – a large, detached house – off Heyes Lane.
The site already has 'permission in principle' for up to nine affordable homes, following an application submitted by another applicant last year.
That was granted by the council's northern planning committee in March 2024 because the proposal was for 100 per cent affordable housing to serve an identified local need, meaning it qualified as an exception to inappropriate development in the green belt.
