Maricopa County is on pace to finish the year as the second busiest for eviction filings despite being down 4% from last year.
According to Scott Davis, public information officer for the Maricopa County Justice Courts, 2025 will end with around 84,000 filings, down from the 87,310 filings that occurred in 2024.
“The most common eviction filing is for nonpayment,” Davis said. “Others we will see are either criminal in nature of for an unauthorized guest.”
“There could be a lot of reason why nonpayment happens,” Davis said. “While judges are people too, they can’t put emotion into the equation, they go through tragic events, but the law is the law.”
