Zohran Mamdani ran on the promise of freezing rents for rent-stabilized apartments in the city, arguing it would lower the cost of living for about 2 million New Yorkers.

As the mayor-elect now prepares to take office, questions remain about the feasibility of that plan, and what it would mean for tenants and landlords alike.

The New York Apartment Association, which represents landlords for rent-stabilized apartments, conducted a study, taking a look at Rent Guidelines Board data to predict the potential impact of a four-year rent freeze.

The group says such a freeze would "break the system." Kenny Burgos, the group's CEO, joined NY1 anchor Stef Manisero on "News All Day" to discuss the proposal.
