NEW CASTLE — A $4.5 million home abutting Great Island Common , which the selling realtor believes the new owners may demolish, was one of 37 Seacoast single-family houses that sold for a million dollars or more last month, setting a July record.

Seacoast Board of Realtors statistician John Rice reported July was an active month for the region’s single-family home market. Ninety houses changed hands — the most since September 2022 — and the median sale price was $905,500, the highest since June 2024.

The New Castle seven-bedroom, seven-bathroom residence at 40 Ocean Road was purchased by local residents who inquired about the property before it was officially listed, according to RE/MAX Shoreline agent Terri Golter.
