The Worimi Local Aboriginal Land Council has regained ownership of just over 12 hectares of Crown land near Birubi Beach at Anna Bay.
The NSW Planning Department said it had assessed seven of the council's claims.
It granted four in full and partially granted the remaining three.
The result is a 12.51-hectare allotment of urban bushland and sand dunes returning to Worimi control.
The land council operates the Murrook Culture Centre and the popular Sand Dune Adventures tourism business at Tanilba Bay.
It conducts cultural education in the Port Stephens area focused on Indigenous job creation, economic benefit and social enterprise.
In 2007, the council reclaimed the land at the Stockton Bight, leading it to establish to Sand Dune Adventures.
