Buying a townhome in the Lowcountry isn't always the less-costly path to homeownership.

New Leaf Builders has unveiled a new development under construction on James Island with starting prices at $1.4 million — a 384 percent bump from the median asking price for a townhouse or attached condominium in pre-pandemic August 2019.

Ellis Creek, which features luxury marshfront property and is listed by Carolina One New Homes , is expected to be completed next spring. The boutique community features 10 units, with five residences among two buildings.

Layouts span about 2,060 square feet with 3 bedrooms, 3½ bathrooms and private garage levels with 200 square feet of conditioned space. Residents also will have access to a private community dock.
