SCARBOROUGH, Maine — New state laws going into effect next summer eliminate red tape and inconsistency around building certain types of new housing that could increase density .

LD 1829 encourages new construction of accessory dwelling units, known as "ADUs," by pulling back zoning restrictions that differ widely from town to town and setting new statewide standards, including allowing three dwelling units on every lot.

Those new standards ease restrictions even further in municipalities that have a comprehensive plan with designated growth areas .
