We are the first buyers into a four-plex in Vancouver. We purchased in April and there is another buyer joining mid-December but the developer told us we don’t need to worry about strata fees for the first year.
How is this possible as we have to pay for the insurance and figure out an annual budget? The insurance policy expires in a month and the developer has made no arrangements to pay the policy so we have no option, and we will have other joint operating expenses.
Are there other issues we are missing?

Every strata corporation in B.C., whether is it a duplex or 600 units, must comply with the Strata Property Act & Regulations. The developer has an obligation to provide an interim budget for the first year of operations.
