NEWARK - Illegal conversions of one-family homes and spot zoning – a hot topic in 2023 when Newark officials were updating the rules for developing and using land – came under scrutiny when a developer proposed to build a two-family home in one of Newark’s few historic, one-family districts.

“Not only are they asking to build on a very undersized lot for this area, but they're asking to build a two-family in a one-family district. It's outrageous,” said Zoning Board of Adjustment Chair Charles Auffant.

Ultimately, the Newark Zoning Board of Adjustment unanimously denied an application on Thursday night to build a new three-story, two-family home in a North Ward neighborhood that is zoned for one-family dwellings.
