GILBERT, Ariz. — A billion-dollar, mixed-use development project in Gilbert has gotten its final entitlement approval, potentially allowing construction to commence soon.

The Ranch project consists of 295 acres located near Power and Warner roads that will be developed into retail, residential and light industrial uses.

On Aug. 6, the Gilbert Planning Commission signed off on the project, which developers described as a "critical milestone" in the process.

"This entitlement approval marks a turning point not just for The Ranch, but for Gilbert as a whole," Todd Ostransky of IndiCap, one of the development partners, said in a statement. "This development is designed to meet the evolving needs of businesses and residents while driving sustainable economic growth in the region."
