As Sept. 1 approaches — the traditional move-in day for Boston’s student population — some of the city’s most sought-after neighborhoods are unusually quiet.

A sharp drop in international student visas under the Trump administration is leaving landlords with more empty units than expected, and renters with unexpected leverage, according to local experts.

According to apartment listing site Boston Pads, vacancy rates have surged in areas typically packed with student renters:

Mission Hill: up 93% compared to last year

Fort Hill: up 74%

Near Northeastern University: up a staggering 154%

Citywide average: just a 5% increase
