A house filled to the brim with rubbish is set to go under the hammer for a mere £40k, but potential buyers are being warned they'll need full PPE to view it as it's deemed "unsafe".

The three-bedroom property in north Wales comes complete with all its contents - including bird cages and numerous plastic boxes and bags.

Nestled in the village of Nantlle, next to Llyn Nantlle Uchaf in Gwynedd, the semi-detached house belonged to a deceased woman and has a starting price of just £40k.

The property boasts three bedrooms, one bathroom and two reception rooms with an open plan kitchen.

Ashleigh McMullan from Williams & Goodwin said the house is crying out for a "desperate renovation" but could be a "great project" for the successful bidder.
