Sayce explains, "The cost of moving house that Prince William and Princess Kate will have to pay is quite small in comparison to house moves of the same grandeur. This is because they aren’t having to buy or sell any properties, as both Adelaide Cottage and Forest Lodge belong to the Crown estate." The absence of Stamp Duty Land Tax (SDLT) and conveyancing costs contributes to a reduced moving bill. Sayce estimates that the total cost for the move will be around £4,900, which is £10,000 less than the average moving cost. He breaks down the expenses, noting that removal costs could amount to approximately £3,000. The proximity of Forest Lodge, located just five miles from their current home at Adelaide Cottage, also plays a role in keeping costs down. Sayce points out, "Prince William and Princess Kate will be saving some considerable money on removals and that's because Forest Lodge is only five miles away from Adelaide Cottage, and this lack of mileage travelled will be taken into account in the moving cost." Additional costs may arise from necessary surveys, particularly due to renovations at Forest Lodge. Sayce suggests that a level 3 survey, which is the most comprehensive type, would typically cost around £600. However, given the age and size of Forest Lodge, the survey could be more expensive, with estimates for similar properties in the South East reaching up to £1,900.
