A landlord has been slammed after charging a tenant $1,200 for "wear and tear" - despite the renter being quoted a significantly lower fee to fix the problem.

The tenant, who has lived in the rental property for three and a half years, reached out for advice after receiving a huge bill for a damaged carpet.

Sharing the problem on a Reddit forum, the renter attached a picture of a small section of frayed carpet by a doorframe.

"The carpet was new when we moved in," the tenant wrote. "The tacks in the carpet lifted and kept clipping us we removed them and after three years it frayed like this.

"We have been in the property for three and a half years. We got quoted $220 by a professional carpet company for a patch repair however the landlord stated no patch repairs. Is $1,200 fair at all?
