One of North Wildwood’s most recognizable motels has been reborn as a beach-block condo complex, offering buyers a chance to own a piece of Wildwoods history.
The former Panoramic Motel and Apartments, open since 1965, has been reimagined as The Beach House of North Wildwood Condominiums, according to the real estate listing. The conversion includes 13 one-bedroom units, priced between $299,777 and $314,777, with direct access to the Wildwood Boardwalk and beach — “with no streets to cross,” the listing says.
Listing agent Brian Reed of Long & Foster Real Estate told Daily Voice the property carries deep local nostalgia.
"Everyone has their memories," he said. "Whether they stayed there or drove by the property, the Panoramic sign was one of those iconic signs in the Wildwoods."
Reed said many older hotels faced a crossroads — aging buildings, rising renovation costs, and the reality that “you can’t make a profit when you’re spending $2 to 3M for a hotel and then $2M in rehab.” He noted that some longtime family-owned motels had been either torn down or sold and refurbished, but preserving them requires a financially workable path.
“People bought these properties for $200K in the 80s and 90s, did minimal to them, and rented them for $850 a week. So now they’re being acquired for $2to3M and putting a million into them,” Reed said. When costs rise, so do rental prices. “Not everyone is happy about it but you’re also getting a new product.”
Renovations took a little over a year, including a rebuilt pool, new vinyl plank flooring, reglazed bathrooms, double-pane sliding windows, fiberglass doors, an EPDM roof, and central air in second-floor units. Fresh paint, upgraded Wi-Fi, and a camera system were also added.
The complex features a large pool and deck, lounge chairs, meal seating, and a grilling area. Each unit includes one assigned parking space.
Reed said the goal was simple: preserving a landmark while making it viable for the future.
“In the end it’s being able to save and preserve these properties that have been iconic in the Wildwoods, and have it make sense.”
The units, he added, are attractive for investors and families alike.
"For the most part these are very investor-friendly properties," Reed said. "You’re purchasing these to rent them out and to be able to utilize them as well yourself."
