Gilbert Town Council will consider changes that could potentially alter the landscape of the Heritage District when it meets Dec. 2 at Town Hall.
The agenda includes a zoning text amendment that would allow taller buildings in the Heritage Village Center district.
The proposal would raise the by-right height limit from 55 feet to 75 feet, with potential bonuses up to 90 feet for parcels off Gilbert Road if developers include features such as subterranean parking, public amenities or sustainability measures.
The change aims to increase development flexibility and economic productivity by encouraging vertical mixed-use projects.
The amendment follows years of discussion and studies showing that additional stories can significantly boost land value and tax revenue.
